Holiday home ownership in the Derbyshire Peak district

The season at Greenhills Holiday Park runs for ten months of the year from 1st February until 30th November each year.

Site fees for the 2023 season are from £3,020 inc VAT. This is inclusive of rates and water.

We have mains services, but please note, due to frost precautions, water may not be switched on until mid March in extreme weather conditions.

Electric supplies are on a credit meter and are charged at 30p per unit and invoiced throughout the season.

Gas is bottled by LPG supplied by us at Calor Gas RRP and can be purchased from the main reception. Gas can either be collected or delivered to your holiday home.

It is compulsory that you take out adequate insurance for your holiday home. We can arrange our own broker to organise this for you, or you can make your own arrangements, but we would require a copy to retain on file.

We have a pitch tenure of 15 years on brand new caravans (20 years in Longstone Hollow), and previously owned caravans are sold with the remainder of their lease.

We request that customers behave reasonably and responsibly, with respect for others. We welcome well behaved children, and children must be supervised by an adult at all times to ensure their safety. We do welcome dogs, but do ask that they be exercised on allocated dog walks, and do not foul anywhere on the park. Dog bins are provided for any accidents.

Sub-letting of your holiday home is not permitted, but family and close friends are permitted to use your caravan.

It is the responsibility of the holiday home owner to ensure that the grass area surrounding the caravan is kept mown and tidy. We do not disapprove of a few plants, but gardening on a larger scale is not permitted. 

Re-sales are allowed for the remainder of the lease on your caravan, subject to our commission 15% plus VAT at the current rate.

The park owners are insured against their own negligence, but the insurers will not accept risks due to acts or omissions of others. Therefore, adequate insurance must be in place covering any claim against customers personally. Copies of insurance must be supplied to be retained on the customer file.

We offer a 12 month unconditional guarantee on new holiday homes. 

Please note: we can only sell holiday homes to customers who can provide evidence of a permanent UK residence. Evidence must be in the form of a recent utility bill or a council tax demand. This is a requirement which meets current legislation for the purchasing of holiday homes and their usage.

Our first visit but it won’t be our last- can’t wait for the bookings to open for next year! What a find- a very busy site but exceptionally well managed. Swift check in ( you can pull Up alongside gate to wait if you arrive before 1 pm) Tight pitch to get on to but have been on worse. Hardstanding caravan pitches well Laid out, equally spaced with e light room for van plus awning, can next to you on the grass slope ( but pitches very flat and even) Site was very busy but at no point did the water run cool, the showers/ toilets were well looked after - sadly as with any site you only need the odd family with little respect for them to fall below par but always someone on hand to freshen them Up. Clubhouse is a lovely, well stocked and well used. On site pizzas once a week were a nice treat, recommend booking in advance as they were busy. Play park was well used- open 9am- 10pm - sadly the older kids congregate here after these hours causing a little disruption but again some families don’t have to much respect for others. The walk into Bakewell is a fair bit further than 10 minutes . Thornbridge brewery and tap room is however a 15 min walk and worth every step- a real find. All staff that where encountered were polite, helpful and efficient. Cannot wait to return with my family but would equally be happy on this site if it was just adults. Tips- Washing machines take 2 x £1 ,1 x 50p and the wash takes 25 mins. (Again sadly some people put washing in and left it For nearly a whole day- )this but could be a bit more ‘policed’ by staff. Games room lovely- £10 deposit and £2 for half hour for pool table

Another great stay Currently here for the second year running one of the cleanest and friendliest sites we have stayed on. Hot showers, good sized pitches, very helpful staff whom nothing too much trouble. It is also useful to have a good sized dog area. No doubt we will be back.

Absolutely amazing. Amazing holiday park, came for 4 nights Thursday while Monday was the best park I've ever been to! Toilets and shower cubicles are immaculate to say alot of people use them. You can't expect them to be clean all the time guys because some people don't mop the showers after use, but that isn't the parks fault. Amazing staff. Checking in was a swift activity and took no longer than a minute for us to get our pitch number! Cute little games room with a football table, game of pool and darts all very entertaining with vending machine aswell! Pub on-site serving amazing drinks this site is just overall amazing and amazing environment!

Two night stop to end our holiday. Arrived at the site to a warm welcome at the reception. Checking in was straightforward and quick. Handed a site map with clear instructions to our pitch, which was level and on hard standing with electricity. The toilet block is modern and very clean. There is a bar area with a nice mixture of ales and beers, with indoor and outdoor sitting available. It’s in an ideal location and a short 30 minute walk into Bakewell.

Good We have just had a 3 night weekend at the park. We were a group of 4, 2 in a caravan and 2 in a tent. We were placed near each other and the staff couldn’t have done any more for us. The facilities are good. Yes the park was busy but there was a really nice feel about it all. 99% of people were friendly, relaxed and tolerant of each other. We didn’t have an issue with the shower or toilet blocks at any time. I’ve seen previous reviews about dirty showers etc all I can say is it’s a campsite with many people using the same showers in a day. I think it would be impossible to keep them pristine! 100% we would return to the campsite.

Lovely site Had a lovely weekend at this site fabulous toilet and showers on site. Beautifully clean and washing up sinks under cover as well. Have a pizza van on site on Friday evening beautiful as well A lovely small bar onsite as well. It did rain a lot but it did not spoil our stay at all.

Touring Caravan Stay at Greenhills Just had a great 6 days at Greenhills. Our first time there and loved it. Great site run by really friendly and helpful staff some of them the owners family. Modern toilet block, most of the pitches reasonable level. Fantastic position in the Derbyshire Peaks, a 10 minute walk to Ashford on the Water, a village with shops, pub and cafe, and a 15 m inure walk to Bakewell a busy Market town. Site also had a small pub on site which was great, good outside are and really good atmosphere inside. We liked it so much we are on their waiting list and hoping for a seasonal pitch.

Warm Welcome & Excellent Location Not our first visit & won’t be our last. Location is a great place for walking or browsing around Bakewell. Site is a friendly mix of holiday homes & tourers. The on-site team are fantastic with a “nothing is too much trouble” attitude. Onsite bar is also very social. Highly recommended

Lovely base for walking This was our first visit to Greenhill, it's a great base for walking. I did think it a little expensive but that's the price you pay for the area. Staff on site are really nice, the pizza van on Friday is highly recommended too. The showers and toilets are good, water is nice and warm. My only complaint is the use of electric scooters and bikes on the site- there was a couple of kids razzing round on them, could easily take out a small child or dog!
